Revealed: Summit Brickell, 69-Story ‘Architectural Work Of Art’

Plans have just been filed for a 69-story tower called Summit Brickell.

Miami-Dade records show that a pre-application for the project was filed with county planners on July 17.

The filing shows that Summit Brickell is planned to top off at 825 feet (at the top of the roof slab, 843 feet at the top bulkhead), and include:

  • 500 residential units
  • 2,174 square feet of ground floor commercial space
  • amenities on level 13 and 69, including a rooftop pool on the 69th floor
  • 480 parking spaces on levels 2 through 12 (no minimum parking is required)

Summit Brickell “is an architectural work of art that will redefine the skyline of Miami’s vibrant Brickell neighborhood with urban uses,” a representative of the developer wrote.

“It’s sleek and contemporary design, with shifting volumes and rounded corners, will complement and add to the existing uses and developments in the area,” the letter said.

Corwil is the architect.

Lore Development Group is the developer. The company, a joint venture between Leste Group and Brazilian real estate firm Opportunity Fundo de Investimento Imobiliário said last month that it had acquired the property for $35 million, with plans for a $500 million tower.

The land is across from the Brickell Metrorail and Metromover station

Groundbreaking is planned in June 2024, with completion in Summer 2027.

Brickell isn’t just around the brickell bridge in the northeast. Many full-time residents live to the southwest and center. While there’s a few Publix grocery stores for now, more options for retailers and groceries are wanted.

They should rename East little Havana to something marketable to broader demographic like Riverside, nothing about it even Strikes me to be resemblance of Havana. It looks more like a riverside, with the style of the bridge. Calle ocho reminds me more of Little Havana.

The area west of I-95 does not have an official renaming yet. Some refer to it as “Brickell West” or “West Brickell,” while others prefer “East Little Havana” and “Riverside.” Personally, I believe that “Riverside,” adjacent to Brickell and Little Havana, causes the least amount of confusion. This area has great potential for enhancement.

It’s also literally next door to Mary Brickell Village and in one of the most heavily “retailed” neighborhoods in Miami…for a fairly small footprint I think this makes sense for this building.

Adding a second-floor restaurant space overlooking the Underline would be incredible. Imagine people enjoying coffee and pastries while people-watching from the balcony. It would also make the street level more dynamic.

This is how the streetscape should be, with balconies and retail overlooking the Underline. This is proposed design for new Fort Lauderdale residences next to brightline, which is not nearly as nice as the Miami location overlooking Brickell Station.

It could even have a covered overhand connecting to the station.

Something seems wrong there…

825’ is probably to the top of mechanical screening. Also looks like the amenity floor is very tall. My guess is typical floor to floor is 10ft

Actually outside of miami and a few other condo cities and soviet blocks, most skyscrapers have much higher than 10′ per floor overall heights, even residential buildings. Panorama Tower having 82 actual floors with an 830 foot roof height is exceptional. With 10′ ceiling heights being a minimal norm on a luxury building, there is at least 11′ per floor.
