Russian Developer Submits Plans For Brickell Property Where 47-Story Tower Planned

OKO Group has submitted plans for a property at 175 SE 25th Road.

Records show that a landscape plan prepared by Enea Garden Design was submitted earlier this month. It isn’t clear if plans for the condo tower were also submitted.

Last year, the developer announced that a 47-story condo tower was being planned for the property, topping off at 613 feet. Adrian Smith + Gordon Gill Architecture is the architect.

The developer also recently pulled a construction permit to rebuild the seawall behind the property.

I hope OKO will pick up Brickell 25 next door, and Brickell Biscayne across the street in land assemblage. The location in South Brickell right at the border with Coconut Grove and commissioned architect warrants something YUGE and WORLD CLASS.

They had the opportunity to do that with their Edgewater assemblage, and that wasn’t even on the radar. Probably not good economics in combining the sites opposed to maximizing the developable space

It can be multiple phased towers sharing a central commons with pools, tennis courts, a marina, etc.

NO! Both buildings from what I have been told by some owners rejected the offers. Big question is what will happen to the Brickell Townhouse property which is a Jewel and located next to this proposed 47 floor Bldg. You can build at least five buildings minimum on it and the one building with 360 units is on it now. The size of the property occupied by one building is the equivalent of SE 25th Road which has five buildings. Brickell Townhouse has Huge frontage on Biscayne Bay. Chatter has already been head of an interested party. Will happen sooner or later at a bigger price per sq. ft.

A complete development of the entire block, excluding The Metropolitan, is desperately needed. Buy-out 2501 Brickell, 145&150 25th Rd. These older buildings are eyesores and would be ideal for new hote/condo re-development.
