Second 649-Foot Tower Approved By FAA At Brickell’s River District

The Federal Aviation Administration has issued height approval for a second tower at The River District in Brickell.

The second tower is permitted to rise 642 feet above ground, or 650 feet above sea level – identical to an another tower already under construction in the district.

The approval was issued on February 16.

Construction on the second tower is expected to begin in early 2023.

The new tower will be condos, with sales launching soon.

The River District is planned to include four towers and 4 million square feet of new development.

Two towers are planned with apartments (one is already under construction), one with condos, and one with office.

The district will include about 1,600 residences, Class A office space, 30,000 square feet of retail, a boat marina that can accommodate 60-foot vessels, and 2,000 covered parking spots.

David Grutman of Groot Hospitality has partnered with Chetrit to oversee dining and entertainment in the development.

Kobi Karp is the architect.

West of I-95 is looking whack and lacks more density. If only I-95 was recessed in the ground, it would make for a more connected urban environment. Look at cities like Barcelona. All their major highways are lowered, not elevated…

Too many issues and obstacles logistically to do that. We don’t have a deep bedrock like the North East or Mid-West cities. Just leave it in place for goodness sake.

We could mask it with denser landscaping, along the expansive park land all around it in Brickell.

We could also add decorative walls as sound barriers, which exist all along the highway in suburbs. Not sure how this would look but I can make a rendering for free in less than an hour.

We also can embrace it, this is a city. It adds energy and interest, with the right lighting and, as Ana said, mise-en-scene

I agree, there are ways to dress up the Highway in that area, but it’s impossible to have an underground highway in Miami the way that people are talking about it. No big dig for Miami like Boston. The tunnel to the port in Miami went way over budget and they ran into a lot of water sealing issues. It would just be worse with having to tunnel under the foundations of 50-70 story buildings on lime stone. A tunnel in that area is not possible.

You don’t need to burry the highway it’s beautiful as is with the right detailing, lighting and landscaping. It’s going to look amazing when the river district is up and will ripple out through the Miami River waters. It looks like early stage DUMBO New York City not too long ago🗽 ❤️

The French call it Mise-en-scène and we need more of it going west into LIttle Havana/Riverside
What it really is is the depth of field from a faraway view of the tapestry of a city. But you only get that with massively tall buildings with diverse architecture overshadowing metro rails, bridges and highways crisscrossing rivers and bays.

Ana you are exactly right… We use that term in American theater too to describe the placement of scenery. I believe around the river to the Marlins stadium is zoned taller and if possible it could have a stunning atmosphere with rows of promenades on the river and river adjacent.

Anon, always on here suggesting some other area gets the good zoning that is already owned by big developers – Never Riverside and East Little Havana. Always has a bad opinion on the scope, scale, use and size of Jose Marti Park area. But why? No reason, just arbitrary belief of how the city should look instead of looking at a map being realistic about the path of development.

Have any of you actually been to this location??? Where on earth are 2,000 vehicles going to be going at an intersection that is already terrible with traffic that backs up on 95 with nothing but two lane streets and/or one ways? This isn’t in Brickell where you can KIND OF walk around.

That’s actually pretty light for whats being built. The code minimum is over 2,600 parking spaces. They’ve already reduced that amount.
