Second Mercedes Benz Tower Now Under Construction In Brickell

The second tower at Brickell’s Mercedes Benz Places is now under construction.

Foundation construction at the first tower is also now nearly complete, according to Serhant, which is handling condo sales.

The second tower now underway will be 763 feet, while the first tower will reach 780 feet, according to plans submitted to the county in July.

The combined development is planned to include:

  • 200 hotel units
  • 142,129 square feet of commercial
  • 153,070 square feet of office
  • 1,010 residential units
  • 881 parking spaces
  • 38,582 square feet governmental

JDS is the developer, with ODP the architect of record.

If you don’t mind being farther from the center of Brickell and value water, but for many, proximity to center of Brickell is the best part. This is why the market is driving more growth here, offering higher quality than what’s already been done in Brickell.

Do you really think that this Mercedes Benz Place, with the Fire station #4 inside, is a higher quality than Baccarat, 1428 Brickell, Dolce & Gabbana, Four Seasons, or Mandarin Oriental Residences?

Personally, I’d rather have a used condominium in the Four Seasons, than a new Mercedes condo in West Brickell with 1,009 other condos, a Fire Station, 200 Hotel Rooms, and neighboring a 4-Star Indigo Hotel to the north and a mid rental building to the South.

Quality is in the eye of the beholder.

Builders can build buildings that are not effected by the temporary flooding that effect the streets for a few hours about twice a year.

But if this building were built in Brickell instead of West Brickell, the prices would probably be 20% higher.

Actually—New buildings in this part of Brickell are more expensive than older ones to the east, as the Brickell area spans just a few blocks from 3rd Avenue to the waterfront.

I think Mercedes wanted to hurry up and enter the market here, with there already being so many lux car themed condos going up. So they approached JDS concerning naming rights about this project that was already under construction. The skin of the building was tweaked to give it a sleeker appearance, but since it was already under construction, it couldn’t be redesigned. The other car companies had extensive input on design on the other projects from the preconstruction phase.

Actually, I know first hand. The traffic and noise are mostly to the east with the party buses on Miami and Brickell Avenue. But this is the most exclusive, quiet part of Brickell. I-95 is calm in the evening, and the nearby park with lush trees creates a natural barrier, making it feel peaceful and tucked away from the noise.
