Site Work Permit Issued For 521-Foot Tower At 2600 Biscayne

A site work permit has been issued for a property at 2600 Biscayne, where a 40-story tower is planned to begin construction.

Miami Building Department records show that a permit was issued on September 13, for excavation/piles/site and soil improvement.

Coastal Construction is listed as the contractor.

The proposed permanent height of the building is 521 feet above ground, or 529 feet above sea level, according to an FAA filing.

According to a UDRB filing in July 2022, 2600 Biscayne is planned to include:

  • 399 apartments on levels 13 through 39
  • 109,643 square feet of office on levels 2 through 11
  • 6,122 square feet of ground floor commercial
  • 709 parking spaces on levels 2 through 10

Previously, the developer said the residential component would be Class A multifamily.

Oak Row Equities is the developer, and Lndmrk Development is a minority partner.

Arquitectonica is the architect.

Glad to see this project moving along. The area is ripe for office space. Edgewater is becoming a hot spot. Lots of activity and a nice mix of people moving in.

All this development is great but we are becoming nothing but a concrete jungle. Every other major city has small parks throughout the city. It’s nice to have the green space to relax in, eat in, walk dogs in etc. They also provide built in cooling. Miami is one of the worst cities when it comes to heat capturing thanks to all the concrete and metal. We need new people in power. Residents over profits and kickbacks.

Completely agree. Everyone in Miami is like – Oh, I loved going to Europe, Europe is so great. European cities have parks and trees! We need more greenspace. It also improves the value of adjacent property for property owners.

europe is nice and all but have you seen colombia? medellín with its lush urban jungles next to night clubs and neat developments? provenza is a beautiful area with trees and growth alongside modern bars and clubs

Because UDRB lets things like this slide. Until we demand more out of developers, not much will change. Likewise, Miami and underground parking don’t go well together. Above ground parking is a necessary to allow a slow transition to more walkable neighborhoods. But I do agree that there should be more care into these parking podiums. It isn’t acceptbale.
