Site Work Permit Issued For 67-Story JEM Private Residences

Miami’s Building Department has issued site work permit for the Miami Worlcenter property where the 67-story JEM Private Residences is planned.

The permit, which lists an estimated $3m worth of work, was issued on October 3. Coastal Construction is listed as the contractor.

The permit is separate from the master construction permit and phased vertical permit which is currently in process.

The building will eventually top off at over 700 feet, which is the maximum permitted in the area.

It will include 259 condo units on the upper levels, and 530 multi-family units on the lower levels. There will also be ground floor commercial space, and 591 parking spaces.

Arquitectonica is the architect.

Naftali Group is the developer.

A groundbreaking ceremony took place earlier this year. Completion is planned in 2027.

Prices are increasing in that area but still cheaper than Brickell. Overall it’s a great bargain

I was wondering about that. I haven’t seen any information about the soccer field at all. Is there supposed to be a building there in the future?

I’ve seen some renderings where it shows another building with a base aligned with Paramount’s pool deck, where the soccer field will be placed and connected to the pool area. Not sure why they are waiting to break ground though.

The back doesn’t really matter as it will almost be attached to the sides of two other major developments. It’s just like when you decorate your Xmas tree, do you put balls on the side against the wall? I don’t 🤪
