Southplace City Center Planned With 4,400 Residential Units, BRT Connection

The owner of the Southland Mall has announced plans for a $1b redevelopment known as Southplace City Center.

Southplace City Center is planned to include:

  • 4,395 new market-rate apartments
  • 60,000 square feet of medical office space
  • 150-key hotel
  • new specialty grocer
  • over 500,000 square feet of curated retail, and dining and entertaining venues at the renovated Southland Mall
  •  a series of man-made lakes and open spaces
  • a terraced community amphitheater/bandshell
  • a pedestrian bridge connecting the community to the new bus rapid transit stop

The entire community will feature bike and golf cart paths, pedestrian walking trails, and trolley stops to minimize the use of cars.

Ground-breaking on the first residential building is expected in mid-2023 and would deliver in approximately 18 months (early 2025), with rents starting at $2,500.

Preliminary plans were filed with the Town of Cutler Bay this week.

The project design team for Southplace City Center includes economic advisors Florida Economic Advisors, retail consultants CPH, master planner/designer MSA Architects Inc., landscape planner Insite Studio and civil/traffic engineer Kimley Horn.

Electra America, BH Group, and American Landmark Apartments are the developers.

A Neo-urban Smart city is coming to Cutler Bay with an effort to bring downtown closer to home. This will be really cool.

As Homestead continues to grow, I expect to see this part of Miami-Dade County to increase in importance.

Good usage of the lot to add more resi units and provide more of a downtown feel in that area. Hopefully, with the increased number of residences in the area an expansion of metrorail would happen sooner rather than later. If something like this could happen in Homestead it would be great for the entire county

Metrorail expansions to Miami Beach and FIU need to happen first… and MetroRAIL, not MetroMOVER, monorail, or shuttle service. Priorities…

South and west expansion of the Rail is more important than the beach. Density is much higher in those areas and they commute east and north.

I’ve been saying this for years, the BRT line should have never started at Dadeland south. Metro rail should have expanded on the existing bus lane to cutler bay and the new BRT should have started there. If you look at a map, the urban density mass is continuous all the way to Cutler Bay, it doesn’t start sprawling until Princeton, just south of Cutler Bay. Having rail extended partially to this new southland mall development would have been ideal with the new BRT connection all the way to Florida City from that point.

Agreed! Though even the TPO director stated we should get rail to CB, those who voted on the TPO, county commissioners and mayors of cities with over 50,000 residents, such as the Hialeah Mayor, who was annoyed he had to attend the hearing, don’t care about South Dade. North Dade will get 1.9 billion for elevated rail. We are getting 330 million for BRT.

The Mall of the Americas and Northside Center should be redeveloped in a similar fashion, too. The latter is within walking distance to an existing Metrorail station, too.
