Stiles Proposes 181-Unit Apartment Complex Near Douglas Road Metrorail Station

Stiles Corporation is proposing to build a project called One Douglas at 3750 Bird Road.

The 8-story apartment complex will include 181 residential units and 228 parking spaces on a 1.21-acre parcel. Two buildings dating back to 1945 and 1947 will be demolished.

Unit breakdown:

  • Studio – 26
  • 1 Bedroom – 65
  • 2 Bedroom – 77
  • 3 Bedroom – 13

MSA Architects of Miami is designing the building.

Several other residential projects are planned in the immediate area, which is within walking distance of the Douglas Road Metrorail station. Across the street, the 262-Unit Modera Station is under construction, and Hines is building a 276-unit complex one block away called Aviva Coral Gables. There are also plans to redevelop the Metrorail station itself (story coming soon).

this is developing into a transit village but it sees to me that there needs to be some commercial component where the resident can take care of food shopping dry cleaners etc.

I would love to see this built with extremely limited parking (maybe spots for deliveries, car share, etc.).

New development around Metrorail stations should be reserved for those who want to live without cars for the simple reason that with virtually every building providing parking, these areas should be reserved for those without cars. The craziest thing I’ve seen is the large parking garage at the new “affordable” housing complex at the Brownsville Metrorail station.

No, the craziest thing is the newly poured city owned parking lot at SW 2nd Avenue and SW 10th Street in Brickell. Land trading in the tens of millions an acre, one block away from the Metrorail, and the city is building a parking lot to serve an affordable housing complex?! How is this possible?

Its a apartment next to a metrorail station, it shouldn’t have parking.

Development around the Douglas Road station is really great, and is exactly what we should be encouraging in this city. However, 228 parking spaces?! Residential projects near a metro station should have no parking.

I have no problem with parking spaces, this allows for travelling beyond the reach of metro-dade transit but utilizing transit for travel to downtown/ airport we still own our cars let’s not forget.
