Terra Planning Transit Oriented Development At Dolphin Station With Nearly 2,000 Apartments, 200K Square Feet Retail

Terra is planning a massive mixed-use project called Upland Park at a transit station, according to Miami Today.

Upland Park is proposed to have a total of 3 million square feet, and include:

  • 1,837 residential units
  • 200,000 square feet of retail
  • office space
  • a hotel
  • school and science facility

The project will be located on 33 acres at Dolphin Station at the intersection of the Dolphin Expressway and Florida Turnpike.

The goal is to keep residential unit prices low, Terra said. Some will be marketed to military personnel stationed at the US Southern Command in Doral. Terra says it will try to keep prices on other units in the workforce housing category, defined as affordable to those earning 80% to 140% of the area median income.

Dolphin Station will have a Bus Rapid Transit connection to Miami International Airport and downtown Miami. There are also rumors of a possible Brightline station there.

The new project will be integrated with Dolphin Station at a cost of $20 million, to be covered by Terra.

Miami-Dade county will earn $1.17 billion over 97 years for leasing the land to Terra, plus over $3 billion in estimated property tax during that period.

Commissioners voted on June 15 to approve the lease to the developer.

Good use of the land. Now if the county was smart (which they are not) they would eventually get a metrorail running all the way down to the end of 836

A Metrorail line connecting FIU with the rest of the planet should have been built years ago. It would have been much easier now to extend it there.

If the county were smart, they would have figured out all the traffic on 12th ST by now. But the whole MDX bus line that was supposed to be an express over 836 still isn’t running. Traffic is back to pre-pandemic levels and isn’t getting better. The mega mall project at the north end of the county has caused an immense amount of infrastructure projects over the past three years with no payback in sight. How many road improvements aimed at that mega mall must we pay for? What the county needs is to figure out an expressway on top of Kendall ave.

So transit-oriented development is a bus station surrounded by a sea of parking? Okay, so maybe it’s a start if Brightline is extended to here, and the parking lots can be replaced by multi-family buildings, but this is nothing but a glorified short-distance Greyhound station as currently proposed. Also, as it’s been said, Metrorail should be extended here instead, unless Brightline intends to extend to Naples, Fort Myers, Sarasota/Bradenton, etc., which would make a great loop if extended to Tampa from Orlando, too!
