Top Off Ceremony Scheduled This Week For 29-Story Uni

Another apartment building in Miami’s urban core is about to top off.

Uni, which is being built several blocks away from the Adrienne Arsht Center, will host a top off ceremony on July 14.

The 29-story tower will be “the first fully income and rent restricted skyrise” in Miami, a city ad says.

Uni will include 252 units of affordable and workforce housing, 11,500 square feet of office, and 5,500 square feet of retail “in the very heart of Miami’s urban core,” the ad reads.

There will also be 224 parking spaces, previously submitted plans show.

Uni is among the first projects in Miami-Dade to take advantage of the tax benefits of being in Opportunity Zone. The Omni CRA is also giving a tax rebate and a grant in exchange for offering a portion of units to those with low incomes.

Foundation work began in April or May of 2022. A tower crane was installed in August 2022.

Why would affordable units need amenities that even the middle class people cannot afford? Fine with having some cheaper options for lower income folks but wouldn’t it be more cost effective to build more basic buildings and a bit further from the core?

We need more of this if you want to staff your favorite restaurants, staff you’re doctors office, have preschool staff, or have a nanny. The income limits need to be raised. Courtside Apts, 1699 NW 4th Ave, is a nice income restricted building.
