Total Demolition Permit Filed At Brickell’s St. Regis Residences, Submitted To UDRB

The developer planning St. Regis Residences in Brickell has just filed for a total demolition permit at the site, and sent the plans for the new tower to the UDRB for review.

According to the June 12 demolition permit filing, a total of 211,121 square feet will be totally demolished, at an estimated cost of $1,127,000.00.

The BG Group LLC is listed as the demolition contractor.

County records show that a 17-story building is now on the site, built in 1966.

Meanwhile, the project is scheduled for review by the UDRB next week.

According to the UDRB filing, St. Regis Residences is planned to rise 48 stories, or 639 feet, and include:

  • 152 residential units
  • 391 parking spaces

Related Group and Integra Investments are the developers.

The project is being designed with a nautical theme by Robert A.M. Stern Architects. The architect of records is CFE.

The UDRB meeting is scheduled for June 21.

its up almost 15 feet from grade as its one of the higher elevations on a bluff. The lower part of Brickell is closer to downtown. But I take it that you are a sarcastic person that loves to point out domesday to all without looking for solutions in anything.

seriously doubt they can ever get 80% of those residents to the south in four buildings to agree to sell, too many units, and even if a developer offered them all 2x market valuations, no good options where the owners could go and get the same kind of location/views/experience. I personally like the mix of old and new, gives character to our city, don’t want to be Dubai.

I believe they’re going through their recertification … or maybe they aren’t quite that old and are at least dealing with any issues ahead of time. There has been a lot of activity there over the last couple years, including replacing balcony concrete, etc., so they might be good for now, but you’re right, some buildings might face those expensive challenges and rather sell than fix

I own in those “monstrosity” buildings you mention. Have for 20+ years since I graduated college. We successfully completed our 25 year update & assessment in the mid 2000’s, our 40 year concrete restoration last year and our well into our 50 year as we speak. No one seems to have a problem paying. Guess that is what happens when you invest wisely early in life and TCB.

Lots of posters here just want the next shiny object, they don’t care about the fabric of our city. Your condo complex is a perfect example of doing it right and contributing to the city and what makes it special. As a side note, wish my building had so many tennis courts and wide open common spaces, you guys got in when land values enabled that sprawling open space, good for you!

What a crazy article…what do these map makers mean by West Brickell ?

“It has three basic changes from the map that was approved Friday. It puts the two sections of Coconut Grove moved to districts 3 and 4 back into District 2, leaving the Grove whole, and gives a block of West Brickell to District 3, in a neighborhood Carollo already represents.”

There was this guy whose Realtor sold him a place in West Brickell who told him that West Brickell was really the front of Brickell. Why don’t they see it that way at Miami City Hall?

The land area south of SW 15th Rd. to the Rickenbacker should be denser than it currently is. Too many single family homes west of Brickell Ave that should be converted into apartments/high rises/office buildings. Or maybe even just tone it down and add more human-scaled 6 story apartments with storefronts on the ground/street parking. Should you want a single family home, go live in Kendall. If they do that and add a Metrorail stop before the Vizcaya station, I think that’ll push Brickell into the right direction in its development phase since they’re running out of land to build farther north in the neighborhood.

South Brickell is pretty much a suburb. The buildings along the bay are set so far back from Brickell Ave and have zero integration into the neighborhood. I do however like the tree canopy over this part of Brickell but the streetscape definitely needs some beautification.

yeah they spent shitloads of money putting plastic grass along that curvy road by the bay (15th st where it turns by Obba), then spent shitloads of money ripping it out because it was ugly, smelled like boiled dog pee, etc. The city doesn’t have a clue really, maybe it’s just that they can’t pay enough to get the right result.
