Total Demolition Permit Filed For Fire Station At 1 Southside Park Megaproject In Brickell

A total demolition permit has been applied for at Brickell’s Fire Station No. 4 to make way for the 1 Southside Park megaproject.

Earlier this year, city commissioners approved a plan for a temporary modular fire station in Southside Park, which was being constructed in early summer.

The relocation would expedite construction of the project, including the delivery of the new fire station, a city resolution said.

The demolition permit application was filed with Miami-Dade County on September 27. Permitting for 1 Southside Park has been going through the county, rather than through Miami’s Building Department (the project is utilizing the county’s Rapid Transit Zoning rules).

Steven Greenberg is listed as a contact on the demolition permit.

1 Southside Park is planned to rise 64 stories and include:

  • 1,195 rental apartments
  • 165,000 square feet of office
  • 200 hotel rooms (operated by Treehouse Hotels)
  • 86,151 square feet of spa
  • 23,312 square feet of full service restaurant
  • 1,417 square feet of fast food restaurant
  • 5,120 square feet of banquet hall
  • 13,673 square feet of fitness center
  • 32,000 square feet of fire station
  • Up to 1,000 parking spaces

Would you rather it be done fast and things fall on the sidewalk? There’s about a 50 foot crater in ground and they are refilling the soil, it’s a huge mega project! They work nights and weekends – nothing like Okan.

People walk 99% of the time so it’s not a big deal for residents, but concerned it’s too much parking for the area and not best use of space. Also they just went down 10 floors and it’s very elevated here – it would be simple to do under ground parking like BcC

Make it a multi-purpose court, interchangeable between a basketball and tennis court, and two pickleball courts. Frankly, with all the wasted space for colorful pavement which will fade within a year, you could fit two courts.

I was out last night and there were more cars than people at one point – stop allowing all this bridge and tunnel trash into Miami. Cut out the garages – seriously we don’t need them! It’s a urban area, not a bedroom community. There always will be lots of cars because there’s lots of office towers and it’s normal to drive to work and to visit clients by car. Want all residential, move to Bal Harbor.

Brickell is becoming very much a bedroom community with most Brickell households either lacking cars altogether or only using their cars for weekends. Heavy vehicular traffic will become a thing of the past as residents like me continue to push for pedestrian-only streets.

^^residents like you will have to either accept car commuters or move. Too many offices and office workers there now (and more coming), and few office workers will live in walking distance of their offices so they will be driving. If you want to walk in the middle of the street with little car traffic, you couldn’t pick a worse place in Florida than Brickell.

The city seems corrupt compared to the county:

They allow building demolitions that could harm people, neglect road repairs and pedestrian safety, prioritize luxury condos over public projects, and even let parks deteriorate so they can be sold to condo developers or give away park land. If you’re planning top-tier projects, seriously consider county land in Brickell – it’s the way of the future.
