‘Transformative’ New Project To Be Announced At Miami Worldcenter Within Weeks

A partnership between Related Group and Merrimac Ventures have closed on the purchase of a parcel at Miami Worldcenter for $12 million.

In a statement, the developers said they would soon announce “a transformative project within Miami Worldcenter,” on their newly acquired property.

Details of the project will be released within weeks, they said.

The 24,000-square-foot property is located at 601 N. Miami Avenue and is currently used as surface parking.

The Related and Merrimac joint venture that closed on the property is named DT G Block LLC.

The Okan Tower site is across the street to the south. The site for the second Caoba tower is across the railroad tracks to the north. Also planned on the same block: Melo Group’s Downtown 6th, among others.

This is the first joint venture between Related and Merrimac, and the first time Related has acquired a development property at Worldcenter.

Related has multiple projects under development nearby, including District 225 – a 39-story car-free condo tower allowing short-term rentals.

If its Merrimac Ventures in the lead, then they will more than likely work with Architect Jon Cardello of Cube3 Architects, who was a former partner at Stantec and has righrise experience. He is also the architect for Riverside Wharf on the Miami River that was featured in yesterdays TNM.

I love getting news for this development because I am rooting for it so hard.

It’s not easy to create something out of nothing, and then throw a global pandemic in the mix resulting in the upheaval of commercial real estate markets and they are really fighting an uphill battle.

Hopefully, the unbuilt phases, like this one, will turn up the notch and round this development out as a thriving center for Miami’s future.

Related companies (NY developer of Hudson yard) is different from the related group (miami). Stephen Roos and Jorge Perez are friends from grad school. If I’m not mistaken Jorge bought out the related miami office from Ross that’s why they both have the related name

Its going to be a regular project mostly low rise I think. See the parcel of land is bought for Usd 12 million which is just one third the value of land bought by Legacy for Usd 34 million. So its a small area which means it’s going to be a small building. I maybe wrong but that’s my analysis.
