Tree Permits Applied For At 3 Major Brickell Projects Feet From Each Other

Tree permits were applied for recently at three major Brickell development that are within feet of each other.

The permits are for Sentral and Menesse, which are directly adjacent to each other, and for Westpine, which is across the street from Menesse .

Combined, they will have over 1,500 residential units.

The Sentral tree permit was applied for on July 19. The Westpine and Menesse permits were applied for on May 9, with the Westpine permit already issued. All were submitted through the Miami-Dade County permitting system.

Sentral is planned to have two towers, 43 stories and 31 stories, with a combined 803 units.

Menesse is planned to rise 39 stories with 400 units.

Westpine is planned to rise 43 stories with 328 units.

These new buildings will upgrade a big and walkable part of Brickell. The fantastic news about Brickell’s upgrades is that they will help maintain the area’s vibrancy, attract more visitors and residents, and ensure it remains as appealing as other rising areas that are offering new and unique amenities.

Love this part of Brickell and glad to see it coming to life. It offers a more relaxed but vibrant, traffic-less, flood-free place to live and work, 5 min walk to Brickell City Centre, Brickell Station, Miami River, Underline, Mary Brickell Village. Constantly evolving with new amenities & attractions.

He’s right. If you live off of SW 2nd Ave, you can be on the interstate in just a few min. I did it every day for years until recently. Conversely, when I lived closer to the bay, it took forever to just get out of Brickell and onto the highway.

However you want to spin it, the western portion of Brickell doesn’t have traffic like the eastern portion. Anybody who is familiar with the area knows this.

Yes, this area offers convenience with a ten-mile pedestrian and bike space known as the Underline, hosting community-wide events like farmers markets and yoga. Brickell Station and nearby attractions enhance walkability and access to other neighborhoods, while easy highway access is a selling factor in light of city traffic. The ending point of I-95 is at ground level, shielded by elevated greenery and landscaping, rather than the large ones that sweep through downtown. This design adds to the secluded and inviting atmosphere within Brickell.

We have a hybrid city and Brickell, especially this area, is ideally situated for both pedestrian and vehicle access. It’s the best of both lifestyles.

This area of Brickell has calm traffic because all the streets don’t go all the way through east/west. They culminate in cul-de-sacs that can be refinished and enhanced. Moreover, it has remained free from flooding. I think this is because it sits about 15 feet higher than the rest of the area.

Good catch here. What is with the new group of dick-riding commenters? I’ve lived in brickell for years and love my neighborhood, but it’s got a ton of problems. Burying heads in the sand doesn’t do anyone any good.

Marriot AC across the street has huge two-story retail space open, perfect for Trader Joe’s. With all these new developments going up together, there’s potential for master planning to compliment neighboring Brickell City Centre.

Excellent Point. There are three Publix in Brickell, and variety is sorely needed. There is a large space in One Broadway, is that a potential grocery? Another WF, Trader Joe’s or something apart from Publix would be fantastic!

They were stalled for quite some time due to financing issues. Since they have resumed, it seems to be going at a decent speed. I’m thankful for their work though. The previous iteration of One Broadway was hideous.

They aren’t putting a grocery store in One Brickell. The reason for the delay is they are changing the use from apartment to hotel. This isn’t an easy task.
