Two 699-Foot Towers Approved By FAA At Brickell Gas Station Site

Two towers have just been approved by the Federal Aviation Administration in Brickell.

The two towers are proposed on property currently operated as a gas station, owned by Millennium Developments of Brickell LLC.

The FAA letter approving the height of the two proposed towers was sent to German Coto of Millennium on May 15.

According to the approval letter, the towers are permitted to rise 685 feet above ground, or 699 feet above sea level.

Review by the FAA took about eight months. An application for approval of the towers was submitted in September 2022.

Also planned for the same block is PMG’s Sentral Brickell, with twin towers including 803 residential units, and Menesse Brickell with 350 units.

Amazing to see this part of Brickell getting beautified! Block away from Brickell City Centre hub and the Brickell station, it is perfect location for upscale Miami development! Can’t wait to invest more here.

Incredible for Miami! This is the perfect spot for more upscale density in hub of Brickell. Can’t wait to see blocks around Underline continue to evolve. Brickell will have more to offer new residents and businesses when this area get updated and enhanced. Going to be epic!

Brickell is turning into a true city neighborhood, rather than just an avenue or two, with projects like this! Exciting!

How can it be fantastic news when there is no information about the buildings, no renderings, nada. You just want buildings for the sake of buildings I guess, give your blessing with no info or criteria.

Well, whatever it is, it’s got to be better than a gas station.

I agree to a degree, but it’s a waste of opportunity to be anything less than iconic. Once something of this size is the city is cemented with it. It’s time we plant the seed for iconic monumental development on the western front at the Brickell gateway for tourism and commerce into Miami. One of the last key staple spots in the core. The views and proximity to amenities are phenomenal and will set this city up for generations to come!

The County and City should update the streetscapes here and make it like Brickell Ave! It’ll all connect seamlessly and improve commerce. Best spot to enhance bc it’s close to transportation and walkable to offices.

Did you just move here? Brickell is absolutely not “pedestrian friendly” and it’s not the only walkable place. Get out and explore Coral Gables, Miami Beach, Coconut Grove, among others.

Anon

Those Miami city suburbs/boroughs are fine, but you have to be prepared to drive a lot more there . They don’t have rail/metro transit like Brickell and Downtown. They are not developed for a full-time pedestrian residential city lifestyle.Very small walkable areas and spread out. Brickell is most dense pedestrian city Manhattan-style work, live and leisure neighborhood.

Anonymous

Miami Beach is 100% more walkable than Brickell. You can walk the whole island without needing a car and there are much more services available by foot than in tiny Brickell. Welcome to Miami, now get out and explore beyond 33131.

Anonymous

Miami Beach is NOT in the city of Miami. Not knocking Miami Beach but you have to drive from hot spot to hot spot on the beach. People go there for vacations and slower paced living. It’s beautiful but it’s not the commerce engine driving Miami. It brings tourism for Miami Dade but brickell and Downtown are THE City!

anonny

best but nowhere near safe compared to other cities. too many crazy people on the road.

Anonymous

Many pedestrians walk right out in front of cars without using crosswalks or intersections. Many also walk right through intersections when it is not their turn. Too many people are texting and on their phones and not paying attention to moving cars.

Anonymous

But I see way more infractions on the part of drivers than on pedestrians. Both should fix their ways, but only one is capable of killing the other.

Anonymous

The people riding bicycles don’t help too. They rarely obey traffic laws. I see them going through red lights all the time and they also ride on sidewalks many times too.

More Crosswalks!

There are not enough cross walks, especially ones with red lights. They need to be at every block. Require cars stop!!!! It is less concerning for people commuting into the city to have traffic. They can buy buy or rent in Brickell if they aren’t used to city street traffic.

Anonymous

If you were in such a legitimate rush then you wouldn’t be WALKING somewhere!!!!!

The city streets do not just revolve around local resident Brickellistas going out for a dog walk or a coffee run. Commuters have a seat at the table too. Will be even more so with the increased office space.

Anonymous

Nobody should be driving in a rush. That is what causes accidents and damages. Wrongful deaths are not just a tragedy they are a liability for the City of Miami, Pedestrians have the right of way and only a city that values its pedestrians receives the value they produce.

Anonymous

^^so why are pedestrians in such a rush? Again, to walk that dog or grab that coffee?? Come on. Cross at crosswalks and wait for the walk signal. Not hard.

Anonymous

To go to work. Have you ever lived within a city?

Ano

On many blocks there are no crosswalks.

Anonymous

People who walk have places to go too. If you drive you can plan your commute and account for more stops to let pedestrians cross. I see people drive into oncoming traffic to go around traffic (like where are they in a rush to, the emergency room?) so reckless and impatient. We need drivers to get accustomed to actually stopping and taking a breather. Don’t they realize they make traffic worst for everyone and themselves, by not following the traffic rules and being courteous to their neighbors?

Thanks, but for well over 20 years of living and/or working in Brickell, I never needed any luck with walking.
It is an amazing miracle, but it just came natural to me since around my 1st birthday.

Maybe, I am the only human who can pull this off….or maybe, just maybe….the people who don’t know how to walk in Brickell, should subscribe to YouTube’s How to Walk online courses and stop posting ridiculous drivel on The Next Miami.

Yeah….well….except for the Baywalk…or the abilty to watch the sun rise up over Fisher Island.Virginia Key and set the bay aglow with warm light in the morning.
West Brickell does have the Wendy’s, exit ramps to I-95, proximity to Pappa Johns, and Ace Hardware….the best of everything.

Anonymous

Yeah, but his employer told him to make a cheerleading post about the area where they are developing.

Anonymous

Just to clarify…This part of Brickell has Brickell City Centre, Mary Brickell Village, the new river walk set to open in about a year, many transit options and highest paying jobs.

I can see why the DDA or it’s paid representatives would knock it and promote the distant and unrelated, undeveloped baywalk (the extra tax they get from the real estate sales there, and since this is out of the tax collection zone but still in the Brickell core.) but they are not elected to office to be knocking some parts of the city at the benefit of those parts that pay.

That is called pay for play and highly unethical. This gerrymandering and neighborhood manipulation for profit is unconstitutional. Please let it go and support all of Miami!

Anonymous

I’m not sure you realize this but the warm light, aka the sun, reaches here in the morning and creates a stunning patchwork of reflections of the most iconic buildings. You can even directly see the bay and Biscayne Key and the Atlantic Ocean. It’s got all the same benefits of the baywalk while being conveniently located in the heart of Brickell. The access to the highway ensures quick ingress and egress to anywhere in Miami. Papa John’s is west of I95 but delivers. Ace Hardware is one of best and makes home repairs an easy breezy quick walk to fix. And of course nobody likes the various holdover fast food drive throughs scatted across all of Brickell, not just here, but they are being redeveloped. Please support your neighbors as we all grow together 😀

Agreed! A gas station has no place in the urban core, especially as so many ICE cars are going away. If you’re desperate for a gas station in Downtown Miami, you shouldn’t be driving in Downtown Miami anyway / already made a mistake (traffic = 0MPG).

The OP probably wants free Metromover stops on every block, and will be the first to complain that the streetscape is abysmal, dominated by flyovers encouraging anything but parking podiums.

Anon

I’d be happy with the county-wide streetcar system our government ripped out in the 50’s

Socretes

It is over 3 blocks from the Brickell MetroRail station….but who is counting?
You just walk from SW 8th Street south for 2 blocks, past the affordable housing project at 10th & SW 2nd Ave, take a turn eastbound, past another affordable housing project and the Dunkin Doughnuts, and you are at the station.

I think that it could be more perfect for people who don’t want a car, but what do I know.

Anonymous

The few affordable housing here is for seniors, they just need care and like being able to walk to Publix, great people and look out for the community, but it doesn’t detract from the area. There’s affordable housing on the bay too. It may not be officially but the old rundown buildings are less expensive so they attract younger crowd. I detect some bias based on false narrative servants and employees should live in separate designated area and you and your friends should live in the “east” but that’s an old way of thinking. I know many wealthy people who prefer to live closer to I95 and Brickell City Centre. Anywhere you chose in Brickell is going to be amazing.

Anonymous

You talk of these areas like it’s the west coast of Florida and east coast of Florida, Brickell is only about a kilometer wide from I95 to the Bay. That’s like 3000 feet. I’ve seen homes wider than that. We all live together so let’s keep it nice together.

Anonymous

Anonymous

Of course, that’s the whole point. Brickell will essentially arrive at lower Manhattan density. Nobody really wants to get in a car to navigate lower-Manhattan apart from the perimeter drives. Brickell has similarly narrow roadways which is a problem with no obvious solution.

Anon
