Two Hotels Submitted To FAA At Island Gardens Site, Up To 535 Feet Tall

A filing with the Federal Aviation Administration last week proposed two towers at the Island Gardens site.

One of the towers is listed as a luxury hotel, in a filing received by the agency on February 10.

The luxury hotel is proposed to rise 527 feet above ground, or 535 feet above sea level.

A second filing is for a lifestyle hotel.

The lifestyle hotel is proposed to rise 367 feet above ground, or 375 feet above sea level.

In November 2022, the developers of Island Gardens signed a deal with the county to supply water and sewer utilities.

According to the November 3 agreement with Miami Dade’s Water and Sewer Department, Island Gardens will include:

  • 455 hotel rooms
  • 150 apartments
  • 221,000 square feet of retail store
  • 136,140 square feet of full service restaurant
  • 13,800 square feet of banquet hall (without kitchen)
  • 10,340 square feet of bar or cocktail lounge
  • 50 marina slips

this is such an important parcel of land…and this looks so run of the mill…the city actually owns this land and should insist on some unique commanding stylish building….not this

Please make something nice. This is a very important piece of real estate. Those buildings are very similar to the ones on Douglas Rd and US1. Do not belong there.

Why is one so much smaller than the other? It looks silly, and uninspiring. They don’t even have an infinity pool. Who is going to drive to valet and shop at such a small selection of stores? Who is going to stay at a hotel with no beach or infinity pool? This would probably get more use as a shelter.

Maybe there will be a museum at the new 7,000 year old archeological dig discovery (Possible UNESCO World Heritage Site). Just got invited to a presentation coming up to the public in the next few months, and maybe there will be a big announcement then!

Brickell is for everything, living, dining, socializing with local professionals and business meetings etc. People in Brickell want more culture and greater range of leisure, and it doesn’t have to be all in downtown.

Luckily for them there is a plethora of museums just to the north in Downtown! Including the world famous Perez Art Museum, the Frost Science Museum, and the Adrienne Arscht Performing Arts Center! That is in addition to the Historic Olympia Theatre, which is undergoing a multimillion dollar renovation, and the new Miami Public Library, part of the “Metrocenter” district which will be built southwest of Miami Central Station.

Speaking of MCS, you can also take the luxurious Brightline right from downtown to Palm Beach’s world-class Norton Museum of Art and many other cultural destinations!!!!

And if all that is not enough, you have Bayfront Park, the largest park in the city, with it’s new Pets of Miami sculpture garden!!!

That Jose Martí Park “refresh” seems like 13 mil flying out the window or being placed somewhere else. Its the only sizable County space left in/around Brickell and could be an international hub! It’s sadly underutilized, underwhelming, underserved, and underdeveloped.

Never saw any public comment on that “plan.” However I usually find out after the comment period closes. Considering the plan has been sitting there for years I think it’s ripe for public comment still. The plan really needs the “refresh” and something iconic.

1. Half of Jose marti park is literally under 95 2. The actual green space park area is just a sliver along the river. How do you propose a mega project. Can’t some things just remain as they are. The park is a great asset to little havana

It will be an even better asset to little Havana when there’s commerce and community events that connect their community with Brickell and the world.

I don’t think people inherently want to be segregated? Love Cuban people and culture and would like to spend more time as a customer in their businesses.

Also there is a ton of unused land in the center of Little Havana if the Cuban community wants a similar style lawn and pool exclusively for the Cuban community. This is Miami though, where we mix together and share cultures and connect together.

Under 95 looks could look like a beautiful park with a lit up grand bridge, instead of homeless dumpsters and drug exchange parking lots. Have you seen the plans for the Overtown underpass greenway? It’s phenomenal. It worked with the Underline too.

People utilize these underpasses for recreation and pedestrian activity more. They provide shade and atmosphere when integrated with nature. People gather more when they are modernized and appeal to broader communities, young and old, black white hispanic asian native american, etc, gay straight, etc., I mean it could be a place where people of all incomes gather and enjoy the beauty together.

It’s ideal for a large scale community spot and that’s what the Miami Dade County has been aiming to do throughout Miami.

Some things are great and should remain as they are. This area does not seem like one of them. It doesn’t look to to be thriving yet, compared to everywhere around it. This community has immense potential. It may be comfortable keeping things the same, but it could be holding back the people there and all those around them.

It’s ugly but it’s basically a smaller Brickell City Centre on the water (but heavier on the food and drinks side thankfully IMO) on waterfront property that currently provides no value to anyone.

I think the island will look fantastic with these two hotels divided by a huge area of shops, restaurants and bars. It will be a major tourist spot linking Miami and Miami Beach.
