Upland Park Developer Gets Utilities For 975 Apartments In Phase 1

The developer of Upland Park has signed a deal for Miami-Dade to supply water and sewer to the project.

Upland Park Phase I LLC completed the agreements on May 25.

According to the agreements, 531 apartments will be built in Upland Park’s North (East) plat, while 444 apartment will be built in Upland Park’s North (West) plat. The combined apartment count under the agreements is 975.

The $1b transit-oriented development planned near the Dolphin Mall will be “the first truly viable alternative to automobile commuting,” according to the project website.

It will be integrated with the upcoming east-west transit corridor, and located adjacent to the Dolphin rapid transit station.

The walkable neighborhood will include built-in traffic solutions, along with resiliency features.

The full project is planned to include:

  • 1,700+ new mid-rise and garden residences
  • 140,000 square feet of retail space
  • 427,000 square feet of commercial space
  • 126-room hotel
  • office space
  • charter school

Terra is the developer.

They need to stop promoting this as some sort of revolutionary transit oriented project – it has a bus stop. The plans are nice, I like the project, but relax.

Most probably won’t use the bus anyway. Most will likely drive to their jobs in Doral.

Everyone here is going to drive. No one is going to drive to a parking lot in Doral, leave their car there, and then take a bus *on the same road they would have driven on* to downtown. Positioning this as “transit oriented” is just marketing buzz – it is nothing of the sort.

Said it once and I’ll say it again.
No transit project can be successful if the infrastructure is built for cars. A mass transit to serve humans does not need parking around.

Side note: If I missed out the announcement of an express train from this development to downtown, please let me know. Otherwise, what they are talking about here is a red line painted on the shoulder of the expressway.

sad part is that there is a train track that runs directly south of the property. Hopefully, the county and the rail company can work something out so they can use this to get people to the airport which would then connect to the rest of the metro rail.

I know its not as popular, but they should instead develop these kinds of projects in the Brownsville and MLK metro rail stations. Its a superior location with mass rapid transit already completed. A little gentrification won’t hurt the area.

Except for the pineapple building, all those buildings look horrid. Thankfully, it’s likely conceptual, and each tract sold to another developer to build something within the approved uses and units.
