Developer JDS is close to finalizing a deal that would bring water and sewer utilities to their massive 1 Southside Park project in Brickell.
The deal must also be approved by Miami city commissioners before being finalized, since a Fire Station is included in the project. A commission vote is scheduled next week.
According to the draft utilities deal, 1 Southside Park will include:
165,000 square feet of office
200 hotel rooms
86,151 square feet of spa
23,312 square feet of full service restaurant
1,417 square feet of fast food restaurant
5,120 square feet of banquet hall
13,673 square feet of fitness center
32,000 square feet of fire station
Credit will be given for demolishing 10,439 square feet of fire station previously on the site, along with 12 apartments in a separate building.
The developer will pay a connection charge estimated to be $1,452,647.82. There will also be a special Brickell Basin II connection charge charge $810,490.20, bringing the total to nearly $2.3 million.
