Utilities Deal Signed For 283 Apartments At Paseo, Formerly Boulevard 57 (Updated)

Blvd 57 LP has signed a deal with Miami-Dade to supply water and sewer utilities to the Paseo Miami site at 5700 Biscayne Boulevard.

According to the newly signed agreement, the following is being built:

  • 283 apartments
  • 35,855 square feet of full service restaurant
  • 13,485 square feet of retail

The eight story building will also include a 517 space parking garage.

13th Floor Investments controls Blvd 57. The developer bought the Paseo property last year with the intention to develop apartments, after several previous condo proposals failed (in part due to opposition by neighbors).

The project has already been reviewed by Miami’s UDRB.

I like it. It could be far worse, like the monstrosity of a mess from Stantec proposed at 79th Street, which seems inactive. Maybe something better along the lines of this will be proposed if it comes back.

Neighbors with brains loved the previous project, the old farts from the Morningside Civic Association headed by Elvis Cruz where the ones who killed it. Now we have to deal with this piece of shit.

I liked the original 2000s boom era proposal the best. You know, the one NIMBYs used as an excuse to landmark everything, even if it isn’t of historic merit, like 1950s and 1960s shacks. Meanwhile beautiful prewar stuff in Lemon City and Little River across the tracks are being destroyed via demolition by neglect.

That lot is outside the MorningSide boundaries Miami’s taxpayers subsidized walls, they have absolutely no saying on what can or can’t be built there.

How about MiMo? Palm Grove? The fixation with Morningside and the recurring attacks on Elvis Cruz found in these posts are truly appalling. Now, if you educate yourself, you will realize that this project evolved from an horrendous grey box to something a bit more sophisticated, thanks to neighborhood associations and particularly thanks to UDRB who sent the developper back to the drawing board. Keep up with the facts.
