Vertical Construction Underway At 36-Story Modera Riverside

In downtown Miami, the 36-story Modera Riverside is now going vertical, according to photos by Ryan RC Rea.

The project was formerly known as Nexus Riverside.

It will include 428 rental apartments, 4,266 square feet of ground floor retail, and an eight story parking garage.

First move-ins are planned in August 2024, according to the developer’s website.

The Modera Riverside site is said to have a Walk Score of 92 and a Transit Score of 100, making it one of the most pedestrian and transit-friendly properties in the city.

Riverside Wharf is a short walk away and is now in the construction permitting phase. The $185M mixed-use project planned to include a hotel, clubs, and restaurants.

Mill Creek residential and Adler Group are the developers of Modera Riverside.

This beautiful design will enhance Downtown. It also will provide residents with central access to the Riverside Wharf, as well as the “River District” in Brickell between SW 3rd and 2nd Avenues. It could even spawn new and improved infrastructure in Riverside and West Brickell (west of I95) in Little Havana. Miami will be so much more walkable soon.

Sorry but how will this private building “provide access” to the new Wharf? Are they building an express lane to the wharf as part of the project?

I’m biased because I moved here from Manhattan where everywhere is walkable. I guess in Miami walking through a parking lot under an interstate is considered walkable?

Are you really from Manhattan? If you were you probably hung out at Meatpacking under the railroad, or had a picnic in Riverside Park under the highway… give it time, there are more urban planners coming to Miami.

The area on the Overtown side is more dangerous but is also more walkable and has places to eat and drink. The Little Havana side has nothing on it at all, it’s small rectangle concrete buildings that could easily be replaced. If the two sides were mirroring each other, or even just close in terms of height and zoning it would help create a whole new neighborhood. Making that area between the flagler bridge and the I95 bridge on the Miami river more developed and taller would benefit everyone.

Historic, do they even have running water? Lord, save the people of Little Havana who haven’t seen improvements to their infrastructure in over a 100 years! Do they even have hurricane windows or modern code structures? We need to speed up development in Riverside.

this guy Anon is off his rocker. He says the side with the amenities is not walkable, but the side without them on Jose Marti is walkable. He says hes in favor of development on the Overtown side, but not the Little Havana side. He’s just an obstructionist who thinks he’s playing Sim City.

Why the hate Anon? I gotta know. Whats wrong with more on the LH side? Why do you not like things to be on that side but you’re all in favor of it on the Overtown side? You have never explained what your thoughts are on that. Don’t you think it would make things more walkable if it were more equal and there was more on both sides?

I think his point is that the area in general doesn’t seem very pedestrian friendly. I’ve walked by it before and I have to say I agree. BCC area and MWC are areas that are pedestrian friendly – this isn’t.

Neither was BCC before it was BCC. That is the entire point of developing an area and activating it. This is prime riverfront area connected and walkable to Brickell.

Overtown is all vacant lots. Little Havana is a walkable area which could use smart growth infill. We don’t need another vertical suburb like Edgewater.

If we add new housing in East little Havana and Riverside, more people will be able to walk to Brickell, including professionals and workforce. There are a lot of old 1-3 story buildings in Brickell that are being sold for redevelopment and could be additional ultra luxury housing, which is pretty much maxed out in Miami and in great demand in Brickell. This will activate people going to other spots like Midtown Miami Beach and Downtown and boost the economy across Miami.

If anywhere in Miami will be walkable it’s here. this is the only area connected to Brickell and a train. Other neighborhoods may be walkable for a few blocks but require a car thereafter.

I think developments like this, the Dream Hotel/Wharf complex and the four towers between SW 5th and SW 7th (of which one tower is already under construction), will spur ideas on how to replace that section of I95 with either a boulevard or tunnel treatment, or both. Not saying it’ll come soon but as the real estate around I95 increases, developers are going to want to maximize that space, which comes to an elevated end less than one mile away.

If we uplight the Miami River Highway Bridge and give it a nice name it will look as beautiful as the Brooklyn Bridge. We need someone with vision in charge of this project. It could have different colors and change for different occasions. Ive seen the view of I95 here and it does not look like a highway – it looks like a grand bridge.
