Video: One Bayfront Plaza Emptying Out To Make Way For Supertall

Businesses at downtown Miami’s One Bayfront Plaza have now relocated to make way for a new supertall tower, a video by Actionkid shows.

There’s also a new rendering of the supertall – but it is unclear if it is what the developer is actually planning (the rendering was uploaded in June 2022, the website path states).

An existing office building is being demolished to make way for the new tower.

Jerome Hollo of Florida East Coast Realty told the SFBJ last week that they are now working to obtain a demolition permit.

Demolition is planned to begin in the first quarter of 2023, and will take around six months to complete. Construction on the new supertall is planned in 2024.

Hollo told the SFBJ that the developer is bullish on office demand.

The website reported that Kohn Pedersen Fox is the architect, with apartments, retail, and hotel also planned.

An older Kohn Pedersen Fox design for the tower approved in 2017:

It seems that after building panorama and unloading 2 acres to kenny g for $343m that Hollo is content flipping their strategic assets that they’ve owned for decades at premium valuations to let other developers actually build in this inflationary environment. I know I would…

The link you reference to the rendering, that’s just a placeholder image.

Wait… Is the project actually making progress? *Rubs eyes* That’s a first!

Or the Hollos could just be cleaning the property up for another flip. That construction start date is pushed out pretty far. How many years (DECADES?) have they been dangling this carrot?

Yeah.. even the Aston Martin is almost complete, but it seems all we keep getting with these supertall announcements is just super disenchantment.

The old rendering remind me of somebody saying “how many scoops of that chocolate ice cream would you like?”

Well, remember that there were multiple false starts on demo. But now that appears be happening. And Miami is scorching hot now.

There were signs of pending demolition and business closures up at the beginning of Aug Including the DDA (downtown development authority) who closed last month and who you would think knew what was coming relatively early. I was hoping to see the demo this year but at least it’s coming soon! It’s probably the ugliest and most outdated building with the most prime address on earth.

Most parts of that building are dark dingy corners where homeless people shoot up in the middle of the city.

Demo the building and turn the space into a public event space for like street markets, festivals, food trucks etc with trees. Its right across the street from what they are calling “The Plaza at SE Financial Center” and it would flow well with that pedestrian traffic once the Plaza is built.

A park on prime real estate when there’s a massive underutilized park across the street and aforementioned public plaza? Are you eating paint?
