Vote Scheduled On Nearly 6K Units Planned In Little River

Miami-Dade’s Housing Committee has scheduled a vote on a lease deal that could see thousands of residential apartments and condos developed in Little River.

SG Little River Holdings LLC, led my Michael Swerdlow, is proposing to redevelop county land with 5,730 housing units,, 370,000 square feet of commercial space, office space, schools, a Tri-Rail
Station, condo units, approximately 250,000 square feet of green space and functional amenities
and parking.

The developer has also secured adjacent private land to develop an additional 2,100 market rate residential units, 293,000 square feet of retail space, and open green space.

The developer is seeking a 99 year lease for the county land.

Construction of phase one is expected to begin within 36 months of the completed lease agreement.

The county Housing Committee meeting is scheduled for March 11.

this will be great for the city but they really need to make sure it includes funding to get a trirail station opened here

The developers originally said they would actually pay for and build it themselves for tri rail originally.
So hopefully that is still the case. Always the best option. Guarantees it will actually get done, and done in a timely manner.
If they just promise land and money, then the government takes years and a million studies to even attempt to get it started.

This is a great opportunity to build some much needed affordable and workforce housing still close to downtown and transit but also east of 95 (there’s been this push of low income housing options to the west of the county) definitely a great addition the skyline

It doesn’t even need to be tall and out of place away from any skyline. You can get a lot of density with many mid-rises and retain human scale.

Metrorail has a rush hour frequency of a train every 5 minutes. Tri rail can only operate 26 trains per day on this line. Typical wait times will be over 1 hour.

I’ll great concept, but why construction start 3 years after lease agreement?! Just phase 1. Means we’re 6 years from phase 1 being complete. 15 for the other phases. 25 for tri rail

only thing is that stretch between 56th and 103th street is the thunderdome of driving down here. It will be much more rowdy with that many more residents.
