Work Gets Underway At Brickell Site Where 632-Unit Residential Tower Planned

Construction is now underway at the Brickell site where a 54-story, 632-unit residential tower is planned.

The developer filed a Notice of Commencement on August 26, and construction equipment is now at the property.

According to the filing last week, test piling is now underway.

Also now underway is construction of a new seawall, select demolition of an existing seawall, demolition of buildings, tree removal, clearing & grubbing, and installation of temporary water & electric to support construction, the filing states.

An affiliate of Michael Dell’s MSD Partners is listed as the lender on the notice. G.T. Construction and Development is listed as the contractor.

The document was signed by developer Meyer Chetrit.

Miami Building Department records show that a construction permit to build a 643-foot tower is still being reviewed.

The tower is the first of a five-phase project that will eventually include 1,678 residential units, 330 hotel rooms, 196,882-square-feet of retail space, and 98,040-square-feet of office space.

In order to have an Special Area Plan, they had to connect the development to the land under I-95 and that deal included integrating JM Park.
The developer will connect to it, and provide a consistent landscaping/wayfinding/and public amenities all along the waterfront.

Don’t know if we’ll ever catch Chicago, but we might be able to make a run at Toronto if their pace of construction slows down. The demand for new units here is insane right now.

No I think we could catch up to Chicago within two decades and one and a half. We have high rise clusters coming up from liberty city to douglas road station and plenty are being built inbetween. And downtown and brickell developments keep moving further west.

I am so excited about what the Miami skyline will look like at the end of this decade. The 2000s boom put the skyline on the map (a lot of basic designs), the 2010s boom helped beef up the skyline while adding life to the streets, and the 2020s boom will add taller buildings with great designs.

Waldorf Astoria, Aston Martin, Legacy, brickell office tower, Chetrit, Una residences, Eleven residences, even the unique JDS…all of these buildings are likely to go up and they pass the eye test as far as design goes. The filler buildings are great too because they help increase the area’s population with a mix of different income levels and backgrounds.

All that is left is a couple of supertall landmark buildings. Waldorf is a start but we need something more unique. I’m also very excited to see the continued growth of downtown with World Center and the abundant mid rises going up in Wynwood. If Mana decides to actually do something around Flagler, we will have a continuous, connected city atmosphere from Brickell to Midtown.

So this parcel goes all the way to the river and includes that little triangular parcel where Finnegans River was? Whatever became of that place? Haven’t passed right by there in years. If I’m looking at those renderings right it will be demolished to make room for this place, if it hasn’t been already. That freestanding bar/restaurant building lasted about as long as Port of Call downtown, across from the AAA.
