Wynhouse Miami Now Under Construction, Will Have 308 Rental Residences

Wynhouse Miami is under construction, according to a press release from the developers.

Developer Fisher Brothers obtained $117.5 million in financing to build the project, jointly provided by JP Morgan Chase and affiliates of Canyon Partners.

Wynhouse is planned to rise eight stories and include:

  • 308 rental residences
  • approximately 26,000 square feet of ground floor retail
  • nearly 25,000 square feet of expansive indoor and outdoor amenities
  • 107 parking spaces (per previous filings)

The development also includes two pedestrian paseos that will encourage residents and the public to engage with the building, community spaces and ground-floor retail.

Nichols is the architect, with interior design of residences by ID & Design International and amenities by Rockwell Group.

Substantial completion is expected in January 2025.

Its even worse than that. It’s basically a gated community of people from the North East and Ca. that doesn’t hook into Overtown and doesn’t connect with the rest of Allapattah.

Can someone please explain to me how buildings in Wynwood can have reduced parking requirements, yet buildings in Brickell across the metro mover/metro rail need hundreds of parking spaces with disgusting podiums??

The ratio of units per parking spots though. It’s like 1/3 in Wynwood. And they are all apartments too. Like how are people going to get to places??

Unless they are banking on the new commuter line opening soon with a new Wynwood station

Lots of people rely on Uber/bike/walking. You don’t absolutely need a car to live anywhere in the Urban Core. It’s a nice bonus if you do have one though.

You can’t get to Brickell walking, and if you can’t afford a card you probably can’t afford to Uber every day. They need garages or to slow down while they work on getting a Metromover.

It’s not in the urban core. There’s no metro mover/rail there. It’s a northern up and coming opportunity zone, hopefully one day it’ll be a part of the core. There’s so much room in the core for development though.

Solid building, although the street level could do without that “art” and more glass or classy brick instead. It looks like one of those temporary walls at a mall storefront under construction.

It’s not dumb. I would rather have a well maintained expansive five star common outdoor roof decks and amenities than a bunch of balconies that people can’t even clean and furnish and look neglected. It’s much easier if the building maintained a bigger grander common space than a bunch of unused wasteful little balconies.

Add balconies for premium units that people can maintain. The rest of the people would be happy if new building have more robust common outdoor spaces because young people can’t maintain the balconies and they go unused.
