‘Wynwood’s First Co-Living Project’ Begin Leasing, Prices Start At $1,895

Related Group and W5 Group have announced they are starting to lease units at i5 Wynwood, which is nearing completion.

I5 Wynwood is Wynwood’s first co-living project, the developers said.

A total of 63 fully furnished apartments are being built. Bedrooms in those units will be offered for rent, with a total of 217 suites (each will have a private bathroom and share a living room).

Prices start at $1,895. Residents can choose between 3-bed/3-bath and 4-bed/4-bath apartments.

Amenities will include an entertainment center, equipped with a premium sound system and seating for watching sports and movies, as well as a game room with a ping pong table and lounge seating. There will also be over 3,900 sq. ft. of ground-floor retail space surrounding a 6,600 sq. ft. shaded central courtyard, along with a rooftop pool , an indoor and outdoor gym, and co-working and meeting spaces.

The property will feature an assortment of museum-quality art from the  Jorge M. Perez Contemporary Art Collection, including a site-specific mural by artist Jing Wei inspired by the community-oriented nature of the project. The murals surround the building on the east, south, and west elevations.

Pre-leasing is beginning in November, with completion expected in January 2024.

Arquitectonica is designing the project, with interiors by Miami-based designer Michael Wolk, the name behind the Porsche Design Tower and St. Regis Resort Bal Harbour.

Thanks for sharing! The Propolis development looks to be better quality and in a safer area than Wynwood, love Riverside because it’s walking distance to Brickell with a variety of metro options, and steps from the water. This should be double the price of Wynwood, and probably will be soon.

Basically over 2K/mo to be in Wynwood and you still have 2-3 roommates. Plenty of 1 bedrooms in good outer areas for that price. I’d take no roommates versus having to have roommates 100 times out of 100. Roommates suck.

Median rent in Miami and South Florida overall is around $2k/mo, and it’s actually falling a bit now. That 2k figure includes houses and 2 bedroom apartments. 2k for a room and sharing an apartment with 3 roommates is stiff, and Wynwood ain’t Bal Harbor or Key Biscayne.

It’s not falling. Brickell, especially the Brickell Village/West Enclaves have seen around 13% increases and steadily climbing. Edgewater and Midtown have leveled out and seen modest reductions.

That’s including Wynwood and the areas further outside of the core. Rent is dropping there a little bit because prices seem to have been initially inflated, but in Brickell it’s up 15-20% especially in west and central village areas which are increasing dramatically given the unique appeal and limited availability in Brickell.

My experience with private landlord rentals is that furniture can sometimes be a throw-in with the rent at little to no price difference versus a comparable unfurnished unit. Saves on the expense and hassle of buying and moving furniture.

I got fully renovated 1 bedrooms just two blocks South of 20th St in Overtown for $1800. Actually much more peaceful at night plus street parking & pety crime isn’t an issue. This is silly to pay $2k a month for roommates, but I wish Related the best and appreciate the new construction.

You must be new to Miami! Wynwood is one of the fastest growing neighborhoods in Miamis core. On top of several global companies opening offices in the area, Wynwood now sees over 15,000,000 annual visitors.

A metromover extension as well as rail are both in the works for the area as well.

That’s not true. The metro mover flyovers are why we chose to be in Brickell. They even go through buildings in downtown, unless you have one nearby you’re not anywhere close to the city. We could be anywhere in Florida without this type of infrastructure and city experience. Also it makes sure people can walk freely without being spliced up by ground rail.
