$100M The Julia Residences Reaches Completion, Already 35% Leased

The Julia Residences has received its TCO and the first residents have moved in.

The $100 million, 14-story residential tower was developed by Lissette Calderon’s Neology Life Development Group.

The Allapattah development includes 323 apartments, amenities, and 13,000 square feet of street-level retail space.

A total of 25 residents moved in on day 1, and more than 35% of the building is already leased.

The building was inspired by Miami founder and businesswoman Julia Tuttle.

The general contractor for The Julia is JAXI Builders, Inc.; the architect is Behar Font Architects; interior design is by designBAR; and Witkin Hultz Design is the landscape architect.

A Metrorail Station is within walking distance, and the main entrance to Jackson Memorial Hospital is a few blocks away.

Neology also anticipates achieving TCO for Fourteen Allapattah Residences, its third apartment community in the district, by Q3 of 2024.

The developer currently owns of 1,000+ apartments recently built or under construction in Miami’s urban core, with another 1,600 apartment units in the permitting or predevelopment phase and a pipeline of 2,000 additional units in South Florida and beyond.

Nice building but $2500 for a 1B in Allapattah is going to be a hard sell. Realistically, this neighborhood could rival Wynwood in the future if they keep building mixed-use like this.

That is the going rate these days in this area. The store/amenities at River Landing made this neighborhood more attractive.

I wouldn’t say rival, rather everybody displaced in the cycle of gentrification from Wynwood move here, and later I wouldn’t be surprised Hialeah and Opa-Locka.

$2500 is looking like the floor for rents in the urban core. Its always about what the market will pay for and folks are paying, Lets see what happens long term and how resistant it is to market changes.

Renting 113 apartments before the building is open suggests that the market likes the pricing.

No Sir it is not. There are large areas in East Little Havana – all the way up to Jose Marti Park which are zoned for only 4 units and duplexes and no commercial zoning at all.

Totally untrue. Check the zoning map. No mixed use zoning east of 8th ave and south of flagler. If you had better and higher zoning you could build 5-8 floor buildings, but the area is only allowed to be 3 floor buildings that are all lagging behind.

Thank G-d for the Central Transfer Station and Miami Fire Station #5 — the only two things keeping prices & hipsters in check in this area. Even if the City of Miami manages to redevelop the GSA site on 20th between 12 & 14th avenue it is nearly politically impossible for the City to create a replacement for the transfer station. And as long as the buzzards fly and the wind blows rents will be anchored down relative to other areas.
