Brickell Tower With 465 Apartments Topped Off, Being Painted

The Gallery at West Brickell has topped off and is being painted.

Developer Related Group says on its website that the tower will be a “Class-A” mixed-income, mixed-use, and transit-oriented development located in the heart of Brickell.

Groundbreaking for the project took place in September 2022.

It is the the largest single-phase public/private project in the county, with an estimated investment of roughly $190M, Related said.

The project will rise 29 stories, or 304 feet and include:

  • 465 rental apartments (163 workforce/affordable, 302 market-rate)
  • 2,240 square feet of office space
  • 2,338 square feet of retail
  • 529 parking spaces in an 11-story garage (70 reserved for the school next door)

Affordable apartment rents will start at $750 per month for a studio, while market rate apartments will top out at $3,950 per month for a three-bedroom unit.

Completion is scheduled for Spring 2025.

I’m loving those massive glassy corners! Adding some etching around the windows could really elevate them (I’ve noticed other buildings in the area doing more intricate detailing around their windows). And that pool deck? It’s absolutely breathtaking! With some top-notch landscaping and finishing touches, this place could easily match the luxury of any other high-end building in Brickell. It’s seamlessly blending in with the upscale new developments springing up all over Miami.

The exit ramp is separated by a huge green space with lush canpois and palm trees. And you can’t even tell it’s there. I’ve never seen a chain linked fense, but the city and state will surely be inclined to enhance it with a stone structure of sorts and enhancements to the landscaping once the school if completed

A new window will open, and in the dead center of the screen, you will see a Red Marker at 945 SW 3rd Ave.

Hopefully, the dismay and disbelief you experience when you see the Exit Ramp from I-95 North feeding into SW 3rd Avenue will give a little adrenaline boost.

With that extra energy, click on the little yellow man in the Google Map lower right hand corner and drag him onto SW 3rd Avenue where you will see…..a chain link fence.

With so much lazy thinking, it would be risky to assume you would actually walk the neighborhood to know this information by experience.

Google Street View images can be outdated, especially in rapidly developing urban areas like this one. After checking, I found that they are likely at least three years old, evident from the absence of the sleek new high rises that have already topped out here.

For more accurate and current information about the area, visiting in person is more reliable than relying on Google Street View. Digital images often do not reflect recent developments, such as the clearing out of the old development cycle and the addition of new infrastructure improvements.

In person you might find it challenging to spot the minor detail hidden behind lush canopies, especially as it’s situated in an active construction zone. Given the multi-million dollar budget earmarked for public infrastructure improvements in this area, it’s probable that a request will soon be made to replace it with something more permanent and aesthetically pleasing for this Brickell capstone area.

Miami public transportation is mainly E/W actually. The green metro rail line goes all the way west to Palmetto. And Hialeah is being completely rivitilized. Moreover the green line goes all the way west to MIA airport and soon may loop around to connect Little Havana and Riverside to Downtown center.

In the past five years, there have been significant changes in zoning regulations, in effect aligning this area with the heights of the rest of Brickell.

Considering that former policies resulted in storage facilities and underutilized spaces, it’s unlikely anyone would propose using outdated zoning rules to inform modern naming decisions.

Just as east Brickell identifies as simply Brickell, so does the western part. They aren’t separated; in fact, they are quite connected. While using both “East” and “West” may initially seem logical, similar to how the West Village and East Village are part of Greenwich Village, the distinction in Brickell isn’t particularly meaningful because the area is compact and well-integrated.

There are no tracks in Brickell— just an elevated metro system in the center of the Brickell neighborhood, where the park hosts yoga and farmers markets on weekends and a man plays classical music during rush hour, next to a street named after Beethoven, along a lush garden trail with monarch butterflies fluttering around leading to a pristine waterfront.

Brickell Station is smack dab in the center of Brickell, Miami. Describing it solely as a “rail” station is not entirely accurate; it’s perched several stories above the picturesque Underline park, constantly evolving with new amenities to enhance connectivity within the Brickell neighborhood.

Brickell Citi Center is in the Brickell neighborhood which is east of the Metrorail tracks. West Brickell is on the otherside of the tracks.

You’re mistaken, Jordan. Acknowledge it. I recently witnessed an event at Smart Brickell, as shared by Brickell Living. The community at large recognizes that Brickell extends from I-95 to the bay, and the elevated Brickell Station was crafted to unite the neighborhood, not separate it.

Moreover, there’s ample room for additional parks and the broader sidewalks provide opportunities to establish amenities desired by Brickell residents.

Simply search “Brickell” on Google.

Your endeavors to enhance Brickell and greater downtown will be more effective if you align with the shared reality.
