51-Story Downtown Miami Tower Opening Soon

Get ready for hundreds more short and long-term residents in Downtown Miami, with the 51-story 601 Miami tower said to be opening shortly.

Stayntouch, which provides hotel property management software, said in a press release yesterday that the 688-room Gale Miami Hotel and Residences is planned open on May 1.

As of this morning, rooms are available on Booking.com beginning May 4.

The building will also include 125,000 square feet of office, and 20,000 square feet of event space.

The ground floor will have 9,000 square feet of restaurant space, including an outdoor garden and a Bodega Taqueria.

Ten years from now, allowing our entire downtown core to be short-term rentals will be considered the biggest urban planning mistake in our city’s history. Almost every downtown development is going to be short-term rental. It does nothing to deliver housing affordability for our growing community, and the excess supply of tough to regulate STR rooms (and eventual downward price pressure on per night rooms) will create a less than ideal community vs. if these were long-term residential.

Miami 21 should be reformed. Stop building parking garages and make sure they’re all masked with liner units or no garges at all – they’re not necessary.

For real. The only people interested in allowing short-term rentals are out-of-state investors. It only serves to limit housing/rental supply and cater to transient non-residents who have no stake in the local economy.

Wrong. I don’t live out of state, and I am for property owners rights.

Wrong. When you buy a piece of land or a parking lot, you are not limiting housing supply. When you build a building on your land, you are not limiting housing supply. When a property owner builds 300+ new dwelling units in no honest way can you say he’s limiting housing supply.

Property owners who vote with their dollars to buy property in Miami should be able to do so.
The guests who will pay upwards of $2,500 per month PLUS sales tax PLUS Resort tax on top of that DO have a stake 8n the local economy.

You like parking lots more than $250m buildings?

It’s all about a balance. We also need to provide investment opportunities for locals looking to diversify their assets. Miami is synonymous with vacation, so an STR unit will always be in demand. A really great investment. A nice compromise is a building allowing only 30 day minimum stays.

#1. That is not happening .
#2. A property is not “being a short term rental”. People decide how there buildings are managed.
#3. The Gale is a hospitality brand. Often, condo buyers and renters prefer the benefits this provides for a week, a month, or a year.

You dont mean a building allowing, you mean the people who set the rules for how their building is governed decide.

I agree. The property owners should decide how restricted they want to be.

Like the Yacht Club at Portofino did in 2002, they restricted the Length of Stay to 30 nights plus.

This will only be shocking for those who believe began the day that they started paying attention, but there was AirBnB in 2002, and the condominiums that allowed for unrestricted LOS were called Condo/hotels.
The Decoplage in South Beach is one many buildings where people figured it out….for decades owner occupiers have lived with renters who have lived with seasonal guests.

The idea has been around for centuries. The complaints about unrestricted stays have been unwarranted for as long.

I confirm to you that you won’t. I’m a STR investor myself, and unfortunately it’s not how it works. STR buildings have a big $ premium for that flexibility they provide (compared to similar buildings) because more out of town investors are interested in them than regular buildings. And quality of life is horrible in those buildings. So no local person in their right mind will pay more to live in such a shitty building, when for the same price you can get a 2x better unit in a better neighboring building. I’m the only crazy person who does that because it’s easier for me to manage all my other units by living right on the spot, but it sucks, and I’m considering moving because of my kids. Therefore, market laws dictate that once a building allows Airbnb, the entire building becomes Airbnb, with very little exceptions to that rule such as in my case. There’s less than 5% of the units in my building with permanent residents, and we have over 400 units. It’s a (shitty) hotel, plain and simple, with very few of us living in it.

Not all owners, Buildings, managers are created equal.

The condo owners make the rules, and the management team enforces the rules.

My choice was to own a one bedroom and lived in a bigger apartment where there were no restrictictions in the same building.

With the flexibility, I chose to only rent on an annual basis, I had the same tenant for 4 years.

Some buildings, (sounds like the Gale is doing this) has a specfic booking/managent/billing/screening companies standardize.

Yes, some buildings allow for amatuer hour side hustlers to operate flop house apartments, but the luxury brands use professional managers, the best practices in hospitality to protect their brand and protect the integrity of the community.

Don’t be sad!
If it cheers you up, just know that if you forced the men who risked their time and money to build this as affordable housing for households earning $90k per year, it would never be built….it would just be a parking lot.

Since it is condo building with office, retail, and lots of serviced apartments, think about the SMART local families who may supply this economic engine!

Be happy! A parking lot proves about 3 jobs when their is a Heat home game! This building will provide contracts and jobs for local family service providers and purveyors of all types!
