Short-Term-Rental-Friendly 172-Unit Domus Brickell Park Breaks Ground

A short-term-rental-friendly condo project has broken ground in Brickell and obtained construction financing.

Domus Brickell Park is planned to include 172 condo units in a 12-story building.

North Development, a joint-venture between Ricardo Dunin’s Oak Capital and Peru-based Edifica, led by Juan Carlos Tassara, held a groundbreaking ceremony at the construction site on March 21.

Zyscovich Architects, interior architect Urban Robot Associates, Thornton Construction Company, Inc., and Cervera Real Estate are also part of the project team.

The developer secured a $70 million construction loan from South Florida-based Forman Capital and Core Capital to allow work to begin.

More than 50% of units have been sold.

Completion is planned for Q4 2025.

I think SoFi on this side of the Park in Brickell is mixed use. Check out the huge coffee shop and restaurant at ground level.

It’s a dead-end area. Any mixed use would be like Edgewater, sad, underutilized, and pathetic.

This mixed-use opportunity really stands out from the rest in Miami, especially being in Brickell, right next to the significant developments on SW 2nd Avenue, which is being referred to as Miami’s Park Avenue.

It’s not just about its prime location; what makes it stand out is how walkable, peaceful, and pedestrian-friendly it is, with parks all around. Being close to the Underline and having a new roundabout helps with the traffic, making it pretty easy to get around…

Then there’s the connection to SW 3rd Avenue, a grand promenade that’s got a lot of potential but hasn’t been fully tapped into yet. It’s not only lined with gorgeous Banyan trees and leads into Coral Way and Miracle Mile in Coral Gables, adding a lot to what makes this spot unique, but it also houses many iconic favorites like Perricone’s. This beloved restaurant, among others on SW 3rd Avenue, adds a vibrant culinary scene to the area’s appeal, making it not just a destination for living and shopping but also a prime spot for dining and leisure!

This area is ideal for a European-style pedestrian district, complete with charming, car-free, paved streets. The fact that several blocks here already function well without the need for vehicles makes it an excellent choice for this kind of development.

Beautiful design! I always hear about Brickell’s bustling art gallery scene, but haven’t seen any yet. This would be a great area to introduce new art galleries!

I prefer this a lot more than a hotel. At least people can use them as residences for all or part of the time, and then we have more locals in the area.

Looks great. More on-site short term rentals are needed most places as an alternative to airbnb for example.
