Demolition Of Second Building At One Brickell City Centre Site Advances

It appears that demolition of a second building at the One Brickell City Centre site is moving forward

Last month, the WSJ reported that Swire Properties and Related Companies were restructuring a deal to build a near-supertall office tower on the site.

There are two existing office buildings on the site set for demolition.

The first building, 700 Brickell Avenue, has an active demolition permit, with part of the building already demolished.

The second building at 799 Brickell Plaza has a demolition permit in review since April 2023.

On April 9, the demolition permit for 799 Brickell Plaza was sent to its sixth cycle of review, after over four months of no activity, records show.

The construction permit for the new tower appears to still be inactive as of this morning, however.

One Brickell Citycentre is planned as a 59-story, 977-foot office tower.

a) they don’t care if it’s a supertall or not, that’s just an arbitrary 300m designation b) they may be trying to stay under a height that triggers additional requirements (e.g., further enhancement of life/safety measures, # stairwells, etc.)

That you say makes a lot of sense. Why would you want to pay extra to add one floor to be suprtall if that costs you a lot of money. Anybody here, that works forf the city now?

No, the FAA approved the height of 1,040 AGL, or 1,049 MSL with the previous design in the same parcel.

I hope this project happens, but they need to fix the problems in Brickell. Too much traffic, floodings and overcrowded.

I am confident it will rise! Coming from NYC, I appreciate the calm and uncrowded feel of Brickell—it feels like walking around TriBeCa in parts. It strikes a perfect balance for city dwellers. Despite higher costs, people are drawn to Brickell for its vibrant, walkable environment.

Flooding is rare, never happens on the western side because it’s about 15 feet more elevated; the east has seen minimal flooding recently, only once in past few years.

The tower design are slightly similar, however, 50 W 66st has a pedestal and a smaller core
1BC has no pedestal and is a wider core.
