New Images Of Brickell’s Mercedes Tower; 100 Units Sold In Just 4 Days

New renderings of the 67-story Mercedes Benz Places tower under construction in Brickell were unveiled at an event last week.

The building “has already set a sales record,” with 100 units sold in just the first four days of marketing.

The image reveal event took place last week at The Concours Club ahead of the Formula 1 Miami Grand Prix weekend.

It was attended by Toto Wolff (CEO of Mercedes AMG Petronas F1 Team), Michael Stern (CEO of JDS Development) and Ryan Serhant.

Giant Mercedes logos can be seen at the building’s porte cochere and rooftop pool in the new images.

I LOVE that they’ve added racquet courts and updated the park with shades of Cycladic and cerulean blues—it almost looks like little ponds or lakes, which really elevate the whole central park vibe 👍 Appreciate the developer’s commitment to public improvements, reflecting the ethos of our community 🙏

Well….having just walked along the bay walk in Brickell by the Cipriani all the way to Delilah’s, on 8th Street, I can say with 100% certainty…
That waterfront walk in Brickell is far better than walking West Brickell from the riverfront U Store it facility on the “new Park Avenue” to the Wendy’s on 8th Street.

And while this is a highly subjective matter…
the woman jogging around a circuit on Brickell Key are more fit and better looking than the woman in West Brickell driving around the circuit of the Wendy’s drive through.

Does anyone remember that TNM item a few days ago, “Brickell Tower With 465 Apartments Topped Off, Being Painted”?

There was a guy suggesting that 945 SW 3rd Ave is not directly across from the exit ramp from I-95 North, even though the map in the article was very clear about that fact. Of course, the exit ramp has not moved in the last 3 years, and it is still there.

The funny part is, if you Google the address, “945 SW 3rd Ave” and the very first result on Google is

It really looks like an amazing development. Love the design and architecture. But featuring unobstructed water views from every unit window in the renderings is very deceptive, when in fact the building is about 5 blocks from ANY water, with countless obstructions. Lots of credibility is lost in my eyes. Hopefully atleast the design stays true.

It’s marketing….
When I sell something, I’m not talking about it until the title changes and the money is in my bank account. In Pre-Construction Real Estate, the definition of “Sold” is used very loosely.

No one has closed escrow on any condominiums in this tower.
More than likely, they have put down refundable deposits, and possibly, the units are already accounted for by some equity investor.

“100 Sold in the first 4 days of marketing” ….really. So if the hotel units were forward sold before any Marketing had been initiated does that count?

It is difficult for real estate people to know let alone any mids.

It’s amazing how much the world values successful designer brands. Until then, it was a normal, large building, but another one being launched in the Brickell region, a little far from Biscayne Bay, nothing very exciting. Just add the Mercedes Benz symbol and the building broke sales records.

and I am certain that those apartments sold so quickly were to some odd LLC tied to the owners etc….. who wants to live 1 block from I-95 corridor with dozens of buildings (Cipriani, Echo, SLS, etc) blocking any views?

You get clear views to the south of the Atlantic Ocean, and at this height the vast bay and Miami Beach to the east… and when the sun sets, you can see the striking silhouette of Coral Gables to the west. To the north, you’ve got the busy Miami River and downtown skyline sparkling at night. It’s a calm spot, right where the highway ends. Being on 2nd Ave is handy if you’re driving around, but it’s also close enough to the metro station for downtown walks. It’s quieter here compared to downtown, which adds to the peaceful yet vibrant vibe. Overall, it’s one of the best spots in Miami.

No, that building would have sold condos the minute it converted from apartments to condominiums with or without the branding.

The developer will pay Mercedes a fee, and the developer will sell the units for a price higher than his initial price + that fee + a little extra. It helps some, but branding is not everything.
