New Renderings Of Viceroy Brickell As Sales Begin For 420 Condos

Viceroy Brickell has officially launched sales.

The 45-story glass tower is already under construction, with completion projected in early 2026, the developers of the project said today.

Viceroy Brickell – The Residences will form part of the One Brickell complex, where three towers are planned. Another tower, Baccarat Residences, is also under construction.

The Viceroy Brickell Residences tower will include 420 condos, with amenities including everything from a Formula 1 simulator to private humidor lounge.

The property will also feature two full levels of penthouses and 56 city flats fronting S.E. 5th Street.

The One Brickell complex will also include a lushly landscaped promenade along the Miami River and a private, resident-only marina, developers said.

Arquitectonica is the architect, with interiors by Meyer Davis.

Related Group and GTIS Partners are the developers.

There is a hidden article at the top of this page. The article discusses ANOTHER 420 new condo units to accompany the others in tower 2.

Citadel dropped close to a Billion dollars on Brickell real estate in the last year and you think that Brickell is declining??

In 1992 Brickell had less traffic.

It had less apartments, less condos, less shopping, less colleges, less restaurants, less banks, and less everything.

Are you saying that Brickell is declining since 1992…or are you just misreading every single article from the last 5 years.

It’s definitely on the up and up. You can tell these are NIMBYS who would be better off in Vero Beach or the Villages, not people who came here because of the exciting city vibe to build their careers. You used to only have two avenues, and now there’s six!

Many of the Hotel/Condos sold in 2006 at 485 Brickell Ave were sold to individuals. Many of them had one owner. The brand name VICEROY managed and operated all of the Hotel/Condos units and the Hotel units.

2 years after those Hotel/Condos were initially sold, a company called AirBnB was founded.
In other words…no one called condos or apartments without restrictions on the length of stay “AirBnB” buildings until about 10 years ago.

Real estate owners often hire management companies to manage their buildings, and often, the branding/licensing of the building is different. Originally, 485 Brickell was branded by Viceroy. Now, that building is branded (probably operated, but I”m not sure) by W Hotels.

People who think that history began the day that they started paying attention might think that Short Term Rentals and AirBnB’s are the same thing. AirBnB is a platform used to rent property.

Property is rented on terms based on land use and zoning, and have been for decades.
The Village Inn existed before the Internet. Seems so sad to even have to explain that.

Related is the developer.
Related does not own both.
They build those condos, hotels, and condo/hotels in order to sell them.

They sold everything in Icon Brickell (or more accurately gave keys back to lenders in a Deed in Lieu of Foreclosure) in 2009. Units had re-sold over and over since.

Icon Brickell would be across the road, which hosted the Viceroy Hotel flag in one of its buildings, from launch until the flag was swapped to W Miami. The building hasn’t changed, just the hotel brand and this happens not only in Brickell but quite literally, all over the world. This new development is part of Viceroy’s Luxury residences portfolio and will not be a hotel; since being acquired by Highgate Hotels, Viceroy has been on an aggressive path to develop hotels and residences in key markets.

Rendering is not accurate (shockingly). As another tower (yet to be named or changed again) will be behind it- sitting directly on the river. There is another blog that shows the three towers and the locations. This hotel tower-esque will be facing more east and will try to avoid looking north where new tower will sit.

It was branded the W Hotel in 2016 when ARTIC purchased the hotel units and assumed the operating contract for the Hotel/Condos.

If it will look like on this photo, there is a very pretty ripple effect, I would call it “cruise ship architecture” with all the glossy balconies at angles. This is definitely NOT a concrete block, so it is not clear why some commenters troll otherwise. Lower floors are unlikely to get views, but higher up must be pretty. I wonder about their future wind insurance estimates.
