Palma Miami Beach Residences Announced In North Beach

Plans have just been announced for a new mixed-use condominium tower called Palma Miami Beach Residences in North Beach.

It is the third of four planned residential towers in North Beach by New York-based Lefferts.

Palma will rise 14 stories, with 126 condos planned.

Units will be delivered fully finished and furnished, with short-term rentals permitted.

Condo sizes range from 405 to 889 square feet for typical residences, with prices from the $650,000s.

Built Form is the architect, with LEED Gold certification planned. Interiors are by Studio Ramirez.

Completion is planned for early 2026.

Lefferts’ other North Beach projects include 72 Park, a 22-story, 266-unit luxury residential tower, which is over 50% sold and slated for completion this summer.

The group also recently received approval for 72 & Carlyle, a 482,000-square-foot luxury condo at 600 72nd Street.

Love this! North Beach has so much potential.

Just hope it doesn’t lose its charm to overpriced Mediterranean/asian fusion restaurants and sweetgreens.

What charm? You mean delis and cafeterias with more health violations than items on the menu?

I would welcome Sweetgreen and other nice restaurants as opposed to the Dennys and other shithole restaurants currently there.

Stop with the short term rental buildings!!! How has the hospitality industry not crushed this?? There are plenty of hotels tourist need to stay there

In North Beach? When my parents come visit, we often notice a shortage of *nice but not crazy expensive* hotels in this vicinity. I think short term rentals in this area are a good thing.

You know what’s an even bigger issue than expensive hotels in Miami Beach? The incredible housing shortage that is forcing locals out of their city altogether.

Eh, I think the hotel issue is a pretty big one, given that our economy depends on tourism. There are more apartments going up every day.

Blame DeSantis. He won’t allow local municipalities to make their own decisions (laws) (aka “Home Rule”) re whether or not to allow short term rentals (aka air B&Bs). I wonder about campaign contributions to DeSantis from this industry.

Glad to see this launch, means they’re confident in sales for 72park and likely see all of these North beach condo buildings go up. Can admins get some intel on the Ocean Terrace hotel project ??

Bit too tall for a place without a metro mover or tall. Doesn’t fit in on Miami Beach

There are taller buildings in the same neighborhood, but ok.

And those taller buildings have been around for over 40 years without a MetroMover.

Lack of infrastructure cannot be the reason we stop progress. That’s the city’s job to address this, if they want to do their homework late they can keep pushing it back until it’s so bad you can’t drive a car on the island.

James, please read the hidden article above these posts.

In brief, a developer is developing a new building. The same developer has been building new buildings in this neighborhood recently, and there are several other developers doing the same.

“Lack of infrastructure cannot be the reason we stop progress”?
What the hell are you smoking?

Progress is happening, and it is obvious to anyone who can read.

Progress is not expanding your little electric shortbus for free rides to the beach.

It’s not for me, it’s so the people on the island can get out and visit places like Miami and not feel so stuck.

Or worse…given the aging sewage system in Miami Dade.

Metromover doesn’t fit for anywhere outside of Greater Downtown Miami. That’s Metrorail’s purpose.

Metro rail should go there
