Top Off Ceremony Held For 39-Story Downtown Miami Tower

A top off ceremony was held earlier this month for a 39-story downtown Miami that is being built without a parking garage, according to contractor Craft Construction.

A total of 343 condos are being built, which will be permitted for rental on a short term basis through platforms such as Airbnb.

All of the condos are sold out.

Foundation work began in July 2022, with the first tower crane installed in November 2022.

ROVR Development, The Related Group and BH Group are the developers.

Sieger Suarez is the architect.

With more of these types of buildings Miami may start to look like an actual city instead of a collection of parking garages

Miami is a collection of parking garages ?. Most of the space in downtown miami is occupied by retail stores and restaurants not by parking garages

Most of the space in the historic core are shuttered storefronts of former electronic stores and greasy spoons, and surface parking.

you can call the retail space ” shuttered storefronts” but they are not parking garages and there are only a couple of surface parking lots on the historic core not all the space is occupied by garages

No. They are residential apartments pre-approved for transient stays. If an owner wants to live there year round they can.

If an owner wants an apartment for their child for 9 out of 12 months, the kid can live there, and the owner has the freedom and liberty to lease their property out for the other 3 months.

Hopefully there are checks on owners seeking to lease their units, like when HOAs do interviews and background checks, and require tenancy for one year minimum.

Lol, VE is very important in today’s market. Construction costs are through the roof and scarcity of skilled labor is a never ending issue.
