Top Off Ceremony Held For 39-Story Downtown Miami Tower

A top off ceremony was held earlier this month for a 39-story downtown Miami that is being built without a parking garage, according to contractor Craft Construction.

A total of 343 condos are being built, which will be permitted for rental on a short term basis through platforms such as Airbnb.

All of the condos are sold out.

Foundation work began in July 2022, with the first tower crane installed in November 2022.

ROVR Development, The Related Group and BH Group are the developers.

Sieger Suarez is the architect.

With more of these types of buildings Miami may start to look like an actual city instead of a collection of parking garages

Ageee! New buildings in Brickell and downtown should be required to have liner units.

There’s no liner units because there is nothing to line.

Miami is a collection of parking garages ?. Most of the space in downtown miami is occupied by retail stores and restaurants not by parking garages

Most of the space in the historic core are shuttered storefronts of former electronic stores and greasy spoons, and surface parking.

you can call the retail space ” shuttered storefronts” but they are not parking garages and there are only a couple of surface parking lots on the historic core not all the space is occupied by garages

When is Flagler going to be alive? Pretty dead still…

When the land banker we’ll call “MM” who owns most the buildings and has let them fall apart, starts flipping.

Yikes, can’t we enforce public sanitation rules to make sure they at least maintain the public parts of those buildings in these core areas? It’s obscene.

Given the state of all the buildings, I think slum landlord is more appropriate.

Can’t for the life of me figure out why there’s no porte cochere incorporated into the design. Are cars just going to stop in the street for pick up and drop off?

No balconies. Do the windows open?

Build a twin on the art school or parking garage site.

basically it’s a all suite hotel. Where is the housing for residents? This does nothing to relieve the housing shortage.

No. They are residential apartments pre-approved for transient stays. If an owner wants to live there year round they can.

If an owner wants an apartment for their child for 9 out of 12 months, the kid can live there, and the owner has the freedom and liberty to lease their property out for the other 3 months.

Hopefully there are checks on owners seeking to lease their units, like when HOAs do interviews and background checks, and require tenancy for one year minimum.

What a joke. they started in 2022 and 2024 top off? looks like the VE’d this to hell and hustled every vendor till no one wanted it.

It looks like the render, save for the fact they haven’t painted it yet. What are you talking about?

Anon

Can you point out specifically what you think was VE’d? It looks exactly like the renders

Luke

Lol, VE is very important in today’s market. Construction costs are through the roof and scarcity of skilled labor is a never ending issue.
