Plans To Build 28-Story Edgewater Tower Filed With Miami Board

Plans have just been filed with the Urban Development Review Board for Metro Edgewater 2, a 28-story tower.

The new building is planned next door to the first Metro Edgewater tower, which was completed last year with 279 apartments in 32 stories.

According to the new filing, Metro Edgewater 2 is planned to include:

  • 103 multi-family dwelling units, ranging from 748 SF 1-bedroom units to 1,374 SF 3-bedroom units, on levels 7 and 15 through 28;
  • 60 lodging units on levels 8 through 14
  • 36,134 square feet of office on levels 2 through 6
  • 9,745 square feet of ground floor commercial space, opening to all three frontages, well-suited for restaurant, bakery/café, and neighborhood-oriented retail
  • 220 parking spaces

Burgos Lanza is the architect.

Metro Tower II LLC is the developer. The company is an affiliate of the developer of the first tower.

The UDRB hearing is scheduled for April 17.

We do! Just with better governance, no rent control, policing of vagrants, etc. The density and cultural offerings in Manhattan are second to none.

Miami has transit, walkability, and public spaces.

Granted….some people are challenged. They are not able to prosper on their own.

For anyone other than a Mid, taking a piece of underutilized land and creating homes like these for other people is a great idea.

Wish the tops of these buildings in Miami would cantilever more like in Ft. Lauderdale and West Palm Beach. It really changes the boxy look and reasonably cost addition that adds a lot of aesthetic value.

I like the office wrapping around the podium. It shows that developers can add linear units even with decent parking counts. The UDRB should update their zoning standards.
